Properties in Bogotá

Living in Bogotá

Bogotá is Colombia's largest real estate market and also one of the most diverse: traditional neighborhoods with large houses, apartment areas with every service nearby, and office and commercial districts all coexist in the same city. So rather than asking "how much does it cost to live in Bogotá", what matters is choosing the right neighborhood.

How to choose an area

  • Daily commute: before deciding, work out how long it would take to get to work or school at rush hour. In Bogotá this matters as much as the price.
  • Transport: check how close you are to TransMilenio, main roads and SITP bus routes.
  • Type of property: apartments in buildings and gated complexes dominate the north; in traditional neighborhoods you can still find two- and three-story houses, which can be used to live in and rent out part of.
  • Nearby services: supermarkets, parks, schools, clinics and shops within walking distance.

Where we work

Our office is on Calle 163 in northern Bogotá, and we know northern neighborhoods such as Cedritos especially well, as well as other parts of the city where we have sold and rented properties. We can also help if you are looking in nearby savanna towns such as Chía, Cota or Madrid.

What to check before buying in Bogotá

  • Title certificate (certificado de tradición y libertad): make sure there are no liens, mortgages or restrictions.
  • Monthly fees and special assessments for properties in buildings or complexes.
  • Socioeconomic stratum and cadastral value, which affect utility bills and property tax.

See the properties we currently have in Bogotá below, or message us and we will help you search in the neighborhood you prefer.

Frequently asked questions about Bogotá

What is the best neighborhood to live in Bogotá?

It depends on where you work or study, your budget and the type of home you want. The most important thing is a reasonable daily commute and having the services you use nearby. Tell us about your situation and we will suggest areas.

What documents should I check before buying a home in Bogotá?

Mainly the title certificate, the deed, proof that property tax is paid and, for buildings or complexes, proof that monthly fees are up to date. Our blog explains the steps to buy a home in Colombia.

Does Rooted House work across all of Bogotá?

Yes. Our office is in the north, on Calle 163, and we know that area especially well, but we can help you buy, sell or rent in any neighborhood of the city and in the nearby savanna towns.
